A professional benefit auctioneer is going to have his own style, his own way of doing things that conveys his attitude. The way guests at a benefit auction perceive him is very dependant on his style. You are making him a spokesperson for your nonprofit organization; make sure he represents you well.</p>
<p>The professional benefit auctioneer is an entertainer, and should look and dress the part. Even a livestock auctioneer, selling in a dusty barn full of stinky cows, should look like a professional &#8212; in boots and a cowboy hat, of course. The audience has an expectation to go with every auction specialty and benefit auctions are no exception. Benefit auctions are an event not just a sale and the guests are there for a fun night out.<span id="more-1266"></span></p>
<p>It takes personality to be a successful benefit auctioneer. He must be gracious and treat the guests like royalty, showing his gratefulness for their contributions.  He makes people laugh but takes the event seriously. Everyone present can tell that he has class and charisma. He is outgoing and makes it a goal to meet each person in the room. Because of his magnetic personality, he draws people to him. Just like in elementary school, where he may have been a class clown, he is the popular one. Most auctioneers have an effortless showmanship that just comes naturally.</p>
<p>The professional benefit auctioneer must be knowledgeable about many things, from the items donated at a charity event to the nonprofit organization&#8217;s cause. Through his experiences, he is exposed to many different areas of knowledge. &#8220;It is only an auctioneer who can equally and impartially admire all schools of art.&#8221; &#8211; Oscar Wilde. Most auctioneers love meeting people from all walks of life.</p>

It is literally hard for your ears to listen to an auctioneer with poor skills for any amount of time. You just want to turn it off. On the contrary, the audience of a skillful auctioneer can listen to him for hours without tiring.</p>
<p>A benefit auctioneer must be trained to have a quality chant. It is a skill that must be improved by much practice. A beautiful rhythmic chant is like music and changes the atmosphere of the event. Often times, there are feet tapping to the melodic rhythm.<span id="more-1269"></span> A professional benefit auctioneer can modify his chant depending on the situation. A slow auctioneer can never chant faster but a fast auctioneer has the ability to chant slower. He can slow down for an audience that needs to hear the prices clearly or speed up to boost the excitement. An experienced auctioneer can be chanting prices and reading the item catalog and analyzing the crowd&#8217;s body language at the same time without missing a beat. He is on autopilot, like a pianist that no longer has to look at the keys.</p>
<p>Auctioneer colleges are important. They teach auctioneers the laws associated with the auctioning profession and how to operate as an auctioneer. They can also teach someone what a good chant sounds like, but it cannot impart this skill. It only comes from hard work and lots of practice. The professional benefit auctioneer acquires his skills by attending an auctioneer school and then adding continued education with specialized classes and other sales training, but more importantly by practice and experience.</p>

Private money and hard money lending is an individual or group that negotiates directly on a personal basis to lend money for real estate investments.<br />
The money is funded through your personal investments such as a 401k or IRA or even money you stock piled in your savings account. The money can be used to purchase rental real estate investments or to supplement funds borrowed from a bank to cover down payments. Basically you become the bank.<span id="more-831"></span></p>
<p>What&#8217;s in it for me?</p>
<p>Hard money and private money loans typically offer a return on investment of at least 10% percent per year. This means if you invest in a real estate property as little as 20k per year, you are going to get a return of $2,000 on your original investment which translates into about $167 dollars per month. Compound that into a 100K investment and you could easily be earning $835 dollars per month just for privately loaning your money out. And that is with a very low return of 10% percent.<br />
Is it secure?</p>
<p>All investments have some risk assessment involved therefore you need to assess your situation to decide if private money lending is right for you. Investing in loans secured by real estate offer a higher rate of return and lower risks compared to the stock market. There are no commissions or upfront fees and the borrower is required to place hazard insurance on the property and you will be named on the insurance policy as the mortgagee.</p>
<p>Many times the borrower is required to cross collateralize an additional piece of property giving them much more motivation to pay back their debt in a timely manner. So basically you are investing in the property without the headaches of being a landlord or contractor.</p>
<p>How do you get started?</p>
<p>The most important step in becoming a private money lender is to make sure you have the money to secure this type of investment. You should have at least 20K to loan out and it shouldn&#8217;t be tied to any other purpose other than investing. You must then be able to loan this money out quickly and not have a need for the funds for at least a year. If you have an IRA, you will need to roll it over into a &#8220;self directed&#8221; IRA with a 3rd party custodian.</p>
<p>Do a search on Google and ask friends and colleagues about their experiences with professional private money and investment companies. You can get started fairly quickly once you find a reputable real estate investment company and fill out all the necessary paperwork and lender applications.</p>

<p>Why does this happen? Part of it is a person&#8217;s philosophy on money itself. Maybe you haven&#8217;t put too much importance on it, except for a wish for more. It doesn&#8217;t even have to mean people have put thoughts of money in your head, because things like, &#8220;We don&#8217;t have any money&#8221; or &#8220;This is what we would do if we had resources&#8221; can affect how money comes into your life. There is a good chance you have repeated some of these to your own children.</p>

<p>Everyone has a distinct way of thinking about money, whether you have realized it or not. When the law of attraction, money is used, it means you will experience what you are thinking about. What you are always thinking about is what happens in reality. This doesn&#8217;t mean wishes for a million dollars will be put into action tomorrow. However, when the law of attraction and money is set in place, you will think of ways for it to happen. This law behaves the way you want it to, whether it is for the good or bad.</p>

Professional charity auctioneers and event organizers sometimes differ on their opinion of whether to sell the centerpieces or not. Some believe that it is too much to ask of the guests who are already paying to be there, but some see it as another opportunity to raise money for the cause. Whichever way that you decide is right for your organization; here is a fun way to sell centerpieces without overdoing it. It is used as an icebreaker to get everyone in the crowd involved and it raises some quick money in the process.</p>
<p>When your auctioneer takes the stage to start the auction, have him select a volunteer at each table and ask them to stand. They will be the &#8220;auctioneer&#8221; for their table. The real auctioneer will give them 30 seconds to sell the centerpiece of the table for as much money as possible. They can only take bids from people sitting at their table and are encouraged to use an auctioneer chant. After the 30 seconds is over, determine which &#8220;auctioneer&#8221; raised the most money for their centerpiece. If possible, have a simple award for the &#8220;Champion Auctioneer&#8221;. If this is an annual tradition, there may even be a past &#8220;Champion Auctioneer&#8221; in the crowd that can be recognized.<span id="more-1264"></span></p>
<p>The professional charity auctioneer will start the live auction with the crowd already excited and having fun. Most of them will have already participated by bidding at their table in a fun &#8220;mini&#8221; auction. It is a wonderful way to get people laughing and happy as the &#8220;real&#8221; auction begins.</p>
